Rules and Regulations:
*Shuttle services to Little Rock airport can be arranged.
*Cabins and lodge are not equipped with telephones but cell phone reception is very good and the office accomodates faxes.
*Appliances in cottages and their operation are not guaranteed. Cabins on the Coves, Ozarks will arrange for any necessary repairs or replacements in a timely manner. 
*Occupancy is strictly limited to the number of persons given at the time of reservation. Additional charges and/or termination of your rental may result from noncompliance with this policy.
*Do not move or rearrange any furniture. Cabins on the Cove, Ozarks is not responsible for personal items left in cottage.

Check-In/Check-out:
Check-in is 3p.m. and Check-out is anytime by 11a.m.   Renters will check-in and out at the Main Lodge, located on the property

Rental Dates:
Rental weeks are Saturday-Saturday.  The Summer season is May 1st, 2008 - November 1st 2008 . Cottage rental in season rates are charged from May 1st - November 1st.  Off season rental season is November 1st to May 1st.

*Note for holidays and weekends: There is a two day minimum booking on weekends and three day minimum booking on holidays.

Arrival Deposit:
The arrival deposit is due within fourteen (14) days from the date the reservation was made.

Final Payment:
The final balance due must be paid in full 30 days before your arrival date.

Reservation Fee:
Each reservation made will have a $25.00 reservation fee that is to be paid by the renter. A deposit of $50.00 is required for a one night stay. Deposits must be received to confirm reservations.

Cancellation Policy:
Each reservation is secured with an arrival deposit.  Should a renter cancel a reservation 30 days or more prior to arrival they will receive that deposit back, minus a $50.00 handling fee, ONLY if the cottage is re-rented.  If the reservation  is canceled fewer than 30 days of arrival there will be NO refund of any monies paid.

Returned Checks:
There will be a $35.00 processing fee charged for any returned check of the renter.

Cottage Features:
Boatslips: boatslips are included with rentals at our waterfront dock when water level pernits.
Kitchen including: stove, fridge, microwave, toaster, coffee maker, plates, bowls, cups, silverware, pots and pans.
Heating and Cooling: portable heaters and AC window units for year round comfort. Each cabin in also equipped with a fan.
Bedroom including: pillow(s), mattress pad(s), blanket(s), comforter(s) and bed sheets are provided upon request.
Bath: one set of bath, face, and wash cloths per guest (all provided towels remain inside the cabins).
Cleaning supplies including: broom, toilet bowl brush, garbage can (inside and outside)
What to Bring:
Bed linens: sheets can be provided upon request, pillowcase(s) and (your favorite pillow if you like)
Towels: beach and boat towels, (additional) wash cloths and face towels, kitchen and dish towels/paper towels. (There will be a $20.00 charge for any missing towels)
Bathroom toiletries
Paper products: paper towels, toilet paper, tissues, paper plates, cups and bowls
Cleaning products: trash bags, dish soap, hand soap, and a full compliment of cleaning supplies

Cleaning Information:
Renter is required to leave the property in clean and neat condition upon check-out. Please leave cottage clean, undamaged and ready for the next guests. Failure to leave the property in clean condition will result in a cleaning charge to the renter. Cottage cleaning required but not limited to:
Hard floors- swept
Carpeted areas- vacuumed (including all rugs)
Kitchen- all appliances wiped off, dishes cleaned, dried and put away, counters and stovetops wiped clean, sinks scrubbed, refrigerator, microwave and stove wiped clean inside and out, any food remaining is to be removed
Bathrooms- sinks, bathtubs/showers and toilets are to be scrubbed
Bedrooms- comforters, blankets, mattress pads and pillows must be clean, beds must be remade  
Trash- to be removed from the property at the end of your stay. Please take trash to trash hoppers located on resort property.
Please remember to turn off all fans, window air conditioners, and central air (if any).  Also turn off any appliances such as TV, coffee maker, etc.  Close and lock all windows and doors before leaving. 

Other Info:
No Pets.
No Smoking.
Rental fees subject to change without notice.
Rental rates do not include 9.0% taxes.
Rental rates do not include $25.00 reservation fee.
